The author focuses on multi-family residential and commercial office properties within the range of $1,000,000 to $10,000,000, but borrowing options and other guidelines tend to remain the same within the “Small Cap” commercial real estate space.
The author stresses the importance of knowing your personal “deal breakers”, such as wanting an underdeveloped area in order to have more opportunities for growth or wanting a more developed area to avoid the long planning process. While real estate investing functions much like an art form when it comes to personal choice, it requires extreme precision in terms of mathematic equations knowledge in principles of investment discipline.
Mr. Thompson then discusses how “value investing” has become much more common in the commercial real estate world since the 2008-2009 market crash. By this, he means that investors now more than ever are looking beyond local markets in order to find the best priced real estate to obtain.
The author then elaborates with some ideas on how these investors find such valuable deals. Foreclosures is an obvious one, as retail properties are struggling more and more as shopping malls close and strip retail developments fail.
